Wellington Pub Company Plc

Pubs to let – free-of-tie – nationwide

The Wellington Pub Company owns the largest free-of-tie pub estate in the UK with approximately 800 tenanted public houses.

The properties are spread across England and Wales set in rural, suburban and town centre locations. There are a variety of business styles from traditional village community inns to destination food venues and properties with letting rooms.

The business need not be an exclusive pub use because the free-of-tie lease allows the property to be traded as a mixed bar/restaurant business or 100% restaurant format – lessees have the freedom to choose.

As a lessee of the Wellington Pub Company you will be running your own business and will have the freedom to plan, operate and select your preferred brands from your chosen brewer or wholesaler without any interference from Wellington.

Wellington Pub Company’s standard leases are normally for a term of 20 years (longer terms may be negotiable on those properties requiring capital investments).

We have 41 Wellington properties currently listed.

Frequently Asked Questions

I want a restaurant, not a pub?

No problem. The business model need not be for an exclusive pub use because the free-of-tie lease allows the property to be traded as a mixed bar/restaurant business or 100% restaurant format – lessees have the freedom to choose.

What does free of tie mean?

Free of tie means you are free to buy all products that are for sale from any supplier you wish. As a lessee of the Wellington Pub Company you will be running your own business and will have the freedom to plan, operate and select your preferred brands from your chosen brewer or wholesaler without any interference from Wellington.

How long is the lease?

Wellington Pub Company’s standard leases are normally for a term of 20 years (longer terms may be negotiable on those properties requiring capital investments).

Why is there no trading information available?

Each of the properties has previously been leased out by the Wellington Pub Company and, in the majority of cases, they are being kept open by the current tenant or a public house agency until they have been re-let. The individual operators are self employed business people and are under no obligation to provide information relating to trade to third parties. Hence our details specifically state "No trade is warranted or sold".

Can I sell my lease?

Most Wellington Pub Company leases are assignable (after the first two years of the term) meaning that they can be sold on the open market subject to new purchasers being approved by the landlord. Successful operators can therefore increase the value of a leasehold business and sell on at a premium just as unsuccessful ventures can lose value.
