Demand is increasing for mainstream investment properties across the UK.
With interest rates at an all time low, confidence is starting to return to the wider economy and more specifically, activity in the property market, purchasers are taking advantage of what is considered to be the low point
in property values to secure levels of return often well into double figures.
With most sites let to individual tenants as opposed to corporate PLC's and with lot sizes often below £500,000 purchasers are invariably individuals looking to balance their portfolio or put high yielding investments into their personal pension plan.
In many cases there is an attractive short term return with longer term development potential as many sites are underpinned by alternative use value. What many people new to licensed property investments don't appreciate is that they can effectively step into the shoes of a Pub Company and benefit from the "Wet Rent" element, with the brewer providing the supply side to the tenant and managing the account for the wholesale profit for the benefit of the owner.
