As part of an on-going Estate Management process Punch Taverns have identified a number of properties that are considered to be better suited to a different operational format or use. These properties have been placed on the market with Fleurets on a national basis to sell.
The properties include a great variety of styles and locations from local operations in densely populated areas to village or country locations suitable for food led businesses. In many cases they also offer alternative use and/or development opportunities, subject to planning.
The properties offer great opportunities for low cost entry into the freehold pub market.
In the majority of cases electronic site plans of the site are available. They can be downloaded from the website or e-mailed by the Fleurets office responsible for each property.
Generally the premises are being sold inclusive of trade inventory. Any items on rent or hire, items owned by the outgoing tenant or items owned by third parties will be excluded from the sale.
All viewing must be arranged through the Fleurets office responsible for each property. Interest parties are welcome to visit the properties as a customer but must respect the on-going business operation of the tenant.
The properties are being sold as seen. No trade is sold or warranted.
Interested parties are invited to submit their offers in writing to the relevant Fleurets office together with:·
- Proof of Funding
- Details of the Proposed Use
- Experience of operating licensed properties (if applicable)
- Any conditions attached to the offer.
The sale of the property is subject to the charge for VAT. Unless otherwise stated any offer made will be deemed to be exclusive of VAT. In most cases the VAT charged is reclaimable. Respective purchasers should consult their accountant for professional advice in this respect.

Yes. Purchasers will need to make the necessary applications to transfer the Premises Licence and have a suitably qualified Personal Licence Holder in place.

Subject to planning permission many of the properties are well suited for a variety of different uses.
Q. What about conditional offers?
Interested parties are invited to submit offers whether conditional or unconditional. Unconditional offers are however, preferred and will have a greater prospect of being accepted.

Q. Is the sale price negotiable?
The guide price is simply a guide price set by Fleurets to simulate activity in the market place. Offers will be considered.
