The freehold sale of a prime drive thru opportunity on major arterial route into Weston Super Mare. Freehold marketing resulted in significant competition for the site and a sale to Tim Hortons.

The Weld Blundell in Formby was a 2 acre site in a main road position. It was sold for in excess of the asking price for development as a Shell Petrol Station with integrated Spar store and a drive through Starbucks.

On the recommendation of Pegasus Planning Consultants Fleurets were instructed by Box Property Group Limited to provide a written Expert Report addressing the ongoing economic viability of a closed public house where a planning application for change of use to a convenience store and residential development had been refused. The refusal was appealed and planning permission granted.

Consultancy advice and written Expert Report provided to Woodbourne Homes to support a planning application for residential development. Our work included the provision of an Expert Report addressing the ongoing economic viability of the public house and the review of reports submitted on behalf of both a local community group and the Local Authority. Fleurets were instructed to provide valuation advice to the Council to assist with their consideration of the planning application.

Fleurets acted on behalf of Westminster City Council advising on whether the property had been satisfactorily marketed and whether the pub remained viable, including reviewing the marketing report prepared by the applicant who was seeking change of use from public house to an art gallery and office. The upper floors had already been sold off and were being converted in to residential flats.

The pub was closed, boarded and in poor repair having been closed and marketed for several years without success. The applicant was successful in securing planning consent.
