The Crown Inn, Bredbury

The previous owner was thinking about selling but was nervous about the process, so their accountant suggested having a conversation with Fleurets. When the vendor requested a confidential sale, off market approaches were made to some retained clients and this generated some interest. A sale was eventually agreed and The Crown Inn was acquired by Red Oak Taverns in April 2023.

Allen's Bar, Great Yarmouth

Allen's Bar was a three storey property which presented in a poor state of repair having closed for trade in mid 2023. Fleurets were instructed to find a buyer for the freehold building and ten viewings took place between July and November. A sale was agreed in December to a local operator who has exciting plans to redevelop the building and business.

Carpenters Arms, Kent

A substantial gastropub with 10 letting rooms and outside trade areas for 200+ in a country lane on the outskirts of Tonbridge, the Carpenters Arms was a well-run independently owned business benefitting from long term investment and improvement. It was identified as a suitable target and acquired for Young's in a confidential transaction through our long-standing relationship with the vendor.

The tenant operates the property in Nottingham city centre under a leasehold interest expiring in April 2026 on a 10-year lease. This tenant bought in the freehold interest, which was owned by the Landlord, Tavern Propco. The transaction was handled by Elysia Wilson-Gunn in the London Office.

Crown, London

Acting for The Cloudesley Charity, this investment sale attracted seven bids at the bidding deadline. Fuller, Smith & Turner PLC were the tenant with 11 years remaining on the lease at a rent of £80,000pa. The asking price was £1.5m (5.03% NIY). In excess of this was achieved with Fullers buying in the freehold interest. The transaction was handled by Elysia Wilson-Gunn in the London Office.

This attractive country public house, on a large plot of land, received a great deal of interest, therefore a best bids deadline was set. And after two open viewing sessions ten bids were received. The deal was successfully completed within a tight timescale for continued use as a public house. The transaction was handled by Elysia Wilson-Gunn in the London Office.

New Inn, Ham Common

Fleurets assigned the lease to our client in 2006 and we were happy when we were instructed to then sell the lease after 17 years occupation. A beautifully presented public house and gardens in a prime spot in Ham Common close to Richmond Park. There were multiple offers received with a deal being agreed with a successful multi-site operator.

The tenant operates the property in the village of Kelham near to Newark opposide the Kelham House Country Manor Hotel under a leasehold interest expiring in June 2038. This tenant bought in the freehold interest, which was owned by the Landlord, Tavern Propco. The transaction was handled by Elysia Wilson-Gunn in the London Office. This was on behalf of our client Tavern Propco.

New Dawn Pubs

Fleurets acted on behalf of New Dawn Pubs who made the decision to consolidate their business by selling two pubs. The sale resulted in the completion of the Royal Exchange in Lindford which was an off market sale and the Rose and Crown near Alton, which was openly marketed with strong interest from a number of operators. Both properties completed to Henley-based pub operator Brakspear.

George & Dragon, Tadley

Fleurets first let the George & Dragon in 2020 before we sold the leasehold three years later. The property was placed on the market due to the previous owner's ill health. During the marketing process, we had 12 formal viewings with three strong offers with the property completion to a private individual who had known the pub for a number of years.

Cross, Waterhouses

A rural pub and caravan site which had been closed since 2020 and had fallen into significant disrepair.

The response to the marketing was phenomenal which resulted in more than 50 parties attending an open viewing day ahead of a Best & Final bids process. A sale significantly above the asking price was secured and both the pub and the caravan park will hopefully be open ahead of the 2024 Summer season.

Fleurets were instructed to market the property both To Let and For Sale. Values in Newent are lower than other areas in Gloucestershire and therefore the opportunity to acquire a town centre pub with letting rooms and a garden off an asking price of £395,000 appealed to a cross section of purchasers. We received 169 requests for details and the freehold was sold close to the asking price of £395,000.

Captain Howey Hotel, Kent

The Captain Howey was brought to the market on behalf of private clients who had initially run the business themselves but when they decided to retire was then let. When their tenants decided not to renew their lease as they themselves wished to retire, we were appointed as agents to offer the property on the open market. Our marketing approach included regular advertising, direct approaches to over 9000 matching registered applicants and viewings quickly followed. A sale was subsequently agreed to a local independent operator.

Being in the centre of Edmonton it benefitted from good footfall, therefore receiving interest to remain as a public house but with some interest from developers due to the large upper parts. With 13 viewings in total, we set a best bids deadline. The first sale fell through but due to receiving competitive bids we exchanged swiftly with another party who bought the site for continue licenced use.

Seven Stars, Marsh Baldon

The freehold had previously been acquired by 'the village' who impose trading requirements. Fleurets secured experienced local operators who were presented to 'the village' committee who were enthusiastic about their potential. Due to the difficult market conditions the Landlord accepted a slightly reduced rent for two years enabling the deal to proceed. This represents a good example of Fleurets' ability to facilitate a deal in a difficult market.

The Crown, Radnage

The freehold of the destination public house was on the market with Fleurets for just two months before going under offer. The village pub saw extremely high levels of interest during its short time on the market with 17 viewings on the opening date alone.

The sale of The Crown highlights that in this difficult market there are still active funded buyers looking to transact in short timescales.

Fleurets provided marketing advice for both letting and sale and our clients opted to sell. We needed to facilitate a quick sale so it was more important to use our knowledge of likely buyers and contacts in the area. Several calls were made aswell as details mailed to other pubs in the town and catchment and to local convinience shops as it could have suited another alternative use. This resulted in a number of viewings within days of the property coming to the market from which mutiple offers were received.
