10/09/2025 14:24:00

Fleurets and Davis Coffer Lyons are delighted to announce the freehold investment sale of the Famous Three Kings, a landmark London pub.

Located in Fulham in a prominent position at the corner of West Cromwell Road (A4) and North End Road. The pub has been sold to a private investment vehicle.

Spanning approximately 522.65 m² (0.129 acres), the Famous Three Kings is one of London's most celebrated sports pubs, having been crowned Best Pub to Watch Sport at the Great British Pub Awards in 2022. This adds to its impressive record of wins in 2016, 2017, 2018, and 2021.

The substantial four-storey Edwardian period corner property was sold in excess of the £4,500,000 guide price, reflecting an NIY of 5.37%. Andy Frisby of Fleurets acted for the seller, while Paul Tallentyre of Davis Coffer Lyons advised the buyer.

Paul Tallentyre Executive Director at Davis Coffer Lyons, said: "This has been a really challenging deal in a climate/economy that has been ever changing. With the development of Olympia this can only strengthen turnover and value on this iconic site".

Andy Frisby, Fleurets Director & Head of Central London Agency, who acted in the sale, added: "We are very pleased to have facilitated the sale of The Famous Three Kings. It is a landmark site and one of the capital's most recognisable pubs for sport. I look forward to seeing its continued success."
