The restaurant market is as diverse as it is innovative. With experience as wide ranging as the sector itself, Fleurets advise across the spectrum from grab and go to Michelin Star restaurants. We work with individual operators, through to global brands, to provide in depth knowledge of the sector.

Fleurets understand how restaurants operate, their cost base, operational requirements and target returns. We advise both landlords and tenants on the viability of agreements, both short and long term, on £/sq ft or turnover linked rents and on franchise agreements. With a constantly evolving sector including the growth of food halls and pop up operations, we are experts on deal structures to maximise the flexibility of agreements to ensure optimum performance and returns.

Drive Thru Site, Weston Super Mare

The freehold sale of a prime drive thru opportunity on major arterial route into Weston Super Mare. Freehold marketing resulted in significant competition for the site and a sale to Tim Hortons

Broad Street, Bath

Bath city centre letting. Partially fitted restaurant on established licensed circuit within the UNESCO city of Bath. Letting to multiple site operator.

Lighthouse, Aldeburgh

The Lighthouse is a very popular, independent restaurant located in the picturesque Suffolk coastal town of Aldeburgh. Fleurets were instructed to provide a Report summarising the value of the property as an investment to the Freeholder.

Pizza Express, Hitchin

Fleurets were instructed by the landlord to negotiate a renewal of the lease for this restaurant, which is located in a prime position in Hitchin town centre. We were able to achieve a rent in line with pre-pandemic values and also agreed the surrender of valuable residential accommodation back to our client.

New Restaurant, Felixstowe

Instructed by a local authority to secure a suitable tenant for a multi-million pound development of a new beach side bar/restaurant overlooking the sea. Via our extensive networks of local operators we were able to secure terms to a private multiple operator with the venue opening early 2022.

Café Rouge, Bury St Edmunds

Instructed by landlord as operator had entered administration, we were asked to find a comparable tenant with strong covenant through our extensive network of contacts we were able to agree terms with a national pub company with the lease completing quickly after heads of terms were agreed.

Joiners Arms, Bloxham

Instructed to provide valuation advice for development/refurbishment funds following the acquisition of a closed public house. The works included an extension and the upgrade of all araes of the business to provide a quality pub restauarant operation with c.140 covers. Following refurbishment the intention was to let the property to an experienced multiple operator.

Waterfront Bar, Westward Ho!

Provided valuation advice for loan security purposes in connection with this substantial resort centre bar/restaurant which provided c.200 internal and c.500 external covers together with 11 ensuite letting bedrooms.

Stable Bar & Restaurant, Bath

Acting on the instructions of Fuller Smith & Turner in respect of the Stable Bar & Restaurants in Bath city centre, sucessfully negotiating the rent review and a securing a reversionary lease extension.

Las Iguanas, Sheffield

Following the Administration of Las Iguanas Fleurets provided strategic advice to the Landlord that led to the reletting of a fitted unit in the middle of the pandemic to Wagu Steak restaurant operator Shoot The Bull

Flat Iron Portfolio

Carried out a secured lending valuation on behalf of the bank of the Flat Iron restaurant portfolio. This allowed the group to secure further debt in order to facilitate further expansion.

Shoreham Beachbox, Shoreham

Acting on behalf of Adur District Council we completed a letting to Boxpark Developments Ltd, involving planning permission to convert the former council toilet block on Shoreham Beach Green. The plans included a split level cafe-restaurant with a roof terrace, public toilets/beach facilities and vast community space for up to 90 people.

Beechwood Hall, Worthing

Acting in the sale of Beechwood Hall in Worthing: a large suburban pub restaurant, for a private individual, Fleurets sold the freehold to Britains largest Brewpub chain - Brewhouse & Kitchen who were to undertake a significant investment.

Aqua Restaurant, Lewes

Represented Hixon Green, the New York-style café and wine bargroup, in acquiring the former Aqua Restaurant in the south east market town Lewes.

Mailbox, Birmingham

Following M7 Real Estate’s acquisition of The Mailbox and subsequent listing on the International Property Securities Exchange (ISPX) in May 2021, Fleurets were appointed to source new leisure and wellbeing tenants, to complement the existing tenant mix. The development boasts a waterside setting, with exciting plans to attract new occupiers to the scheme.

Coconut Tree

Reporting directly to the founders, Fleurets has worked with The Coconut Tree on their national expansion and have been involved in the delivery of siz of their last seven restaurants, including the restaurants in Bath, Reading. and Birmingham The group continue to actively seek UK wide opportunities, with Fleurets acting on their behalf.
