We work with individual operators, through to global brands, to provide in depth knowledge of the sector.

Fleurets understand how restaurants operate, their cost base, operational requirements and target returns. We advise both landlords and tenants on the viability of agreements, both short and long term, on £/sq ft or turnover linked rents and on franchise agreements. With a constantly evolving sector including the growth of food halls and pop up operations, we are experts on deal structures to maximise the flexibility of agreements to ensure optimum performance and returns.

Our work

Senate, Cambridge

Trading as a busy restaurant this property attracted a number of parties and several offers as the location in Cambridge was seen positively by the market. The eventual buyer wanted to convert the property to a retail outlet to benefit from the local footfall.

Cobtree Manor Park Café, Maidstone

The second public park café letting we have completed for the local authority, following the flagship Mote Park Café in Maidstone, Cobtree Manor Park is a public amenity very popular with local families. The café is being given a new lease of life to provide an important hub and improved facility for the benefit of all visitors to the park and the local community.

Former Prezzo, Hitchin

A new letting was undertaken for our client McMullen & Sons when Prezzo vacated with the new leaseholder becoming Craft & Clever. This is their second site with the original located in St Albans. The site was popular due being within the busy market town of Hitchin. A Best Bids process was held with multiple offers received. The transaction was handled by Elysia Wilson-Gunn in the London Office.

Ex Wags N Tales, Surbiton

Our client had previously tried to let the unit with another commercial property agency however this was unsuccessful so instructed Fleurets. The property is in a prime position on the edge of Surbiton town centre and with a GIA of just over 3,000 sq ft, offered flexible space for a variety of different operators. As such we received strong interest and multiple offers and the deal completed within 2 months from start to finish.

Dip & Flip, Wimbledon

Fleurets were instructed by the tenant to find an operator to take assignment of this fitted site in prime position on The Broadway in Wimbledon.

Despite challenging trading environment, we received strong interest and agreed a deal at the guide premium after a matter of days. Although the deal aborted, the property was quickly under offer again to another multi-site operator and the assignee will shortly start fitting out.

Shepherds Restaurant, Westminster

Shepherds was a well-known restaurant in affluent Pimlico frequented by politicians and local business people. The restaurant was put to the market to let on a fitted basis in the months prior to the pandemic. Interest levels were excellent and we agreed a deal significantly in excess of the guide rent. The deal became abortive and during the pandemic Fleurets successfully found another multi-site operator to take a new lease and the property is due to re-open as a high quality Italian restaurant.

The Coconut Tree, Gas Street

Off market acquisition for our retained client The Coconut Tree. The transaction comprised the simultaneous surrender of the existing lease and agreeing a new lease with the landlord. This is The Coconut Tree's ninth site and Fleurets' sixth transaction with the company. The group's aim is to bring Sri Lankan food to the UK and have won numerous awards and accolades along the way. Fleurets continue to advise The Coconut Tree on their ongoing acquisition strategy.

Drive Thru Site, Weston Super Mare

The freehold sale of a prime drive thru opportunity on major arterial route into Weston Super Mare. Freehold marketing resulted in significant competition for the site and a sale to Tim Hortons.

Broad Street, Bath

Bath city centre letting. Partially fitted restaurant on established licensed circuit within the UNESCO city of Bath. Letting to multiple site operator.

Lighthouse, Aldeburgh

The Lighthouse is a very popular, independent restaurant located in the picturesque Suffolk coastal town of Aldeburgh. Fleurets were instructed to provide a Report summarising the value of the property as an investment to the Freeholder.

Pizza Express, Hitchin

Fleurets were instructed by the landlord to negotiate a renewal of the lease for this restaurant, which is located in a prime position in Hitchin town centre. We were able to achieve a rent in line with pre-pandemic values and also agreed the surrender of valuable residential accommodation back to our client.

New Restaurant, Felixstowe

Instructed by a local authority to secure a suitable tenant for a multi-million pound development of a new beach side bar/restaurant overlooking the sea. Via our extensive networks of local operators we were able to secure terms to a private multiple operator with the venue opening early 2022.

Café Rouge, Bury St Edmunds

Instructed by landlord as operator had entered administration, we were asked to find a comparable tenant with strong covenant through our extensive network of contacts we were able to agree terms with a national pub company with the lease completing quickly after heads of terms were agreed.

Joiners Arms, Bloxham

Instructed to provide valuation advice for development/refurbishment funds following the acquisition of a closed public house. The works included an extension and the upgrade of all araes of the business to provide a quality pub restauarant operation with c.140 covers. Following refurbishment the intention was to let the property to an experienced multiple operator.

Waterfront Bar, Westward Ho!

Provided valuation advice for loan security purposes in connection with this substantial resort centre bar/restaurant which provided c.200 internal and c.500 external covers together with 11 ensuite letting bedrooms.

Stable Bar & Restaurant, Bath

Acting on the instructions of Fuller Smith & Turner in respect of the Stable Bar & Restaurants in Bath city centre, sucessfully negotiating the rent review and a securing a reversionary lease extension.

Las Iguanas, Sheffield

Following the Administration of Las Iguanas Fleurets provided strategic advice to the Landlord that led to the reletting of a fitted unit in the middle of the pandemic to Wagu Steak restaurant operator Shoot The Bull.

Flat Iron Portfolio

Carried out a secured lending valuation on behalf of the bank of the Flat Iron restaurant portfolio. This allowed the group to secure further debt in order to facilitate further expansion.
