Red Lion Inn, Milfield

An attractive, Grade II listed village inn with 6 letting bedrooms, the Red Lion fronts the A697 between Morpeth and Coldsteam. It was sold after a 17 year association with the owners, who had previously been both managers, then tenants and owners from 2010.

With a young and growing family they decided to sell the Red Lion Inn, previously unsuccessfully marketed by another agent. We assisted in arranging a sale to a family partnership who moved from Cheshire with one of the partners having cut their teeth in both the managed and tenanted pub sectors.

Fieldys, Suffolk

Fleurets provided marketing advice for both letting and sale and our clients opted to sell. We needed to facilitate a quick sale so it was more important to use our knowledge of likely buyers and contacts in the area. Several calls were made aswell as details mailed to other pubs in the town and catchment and to local convinience shops as it could have suited another alternative use. This resulted in a number of viewings within days of the property coming to the market from which mutiple offers were received.

Shepherds Rest, Todmorden

A very nicely presented country inn and destination eating-house which had been well maintained by the same owner for a number of years. The property had previously been on the market with another agent, however, they had failed to find a buyer. The property was brought to market by Fleurets and the buyers, who were living in Australia, saw it advertiser on our website. Ian Taylor of our North West office introduced them to a specialist mortgage broker and the sale completed with all parties delighted with the outcome.

The freehold of the 25 en suite bedroom hotel had been in the Middleton family since 2003 with the younger generation taking over in September 2019 following the death of their father. Fleurets saw genuine interest with the hotel being purchased by Karpal Singh Sohal who will be building on the existing trade and plans to open a new Indian restaurant.

A freehold disposal for a pub company. The pub has had a tricky recent history including a period of closure and latest tenants were keen to leave for another site they felt more suited to with the same landlord. Openly marketed with a closing date which generated strong interest and several offers exceeding the guide of £495k. Contracts unconditionally exchanged at £535,000.

The Welsh Tavern was a freehold property recently closed after tenant surrendered with c. 5000 sq. ft. in approx. 0.2 acres. A guide of £595k produced strong interest and multiple offers with a sale agreed following a closing date at £670k, with completion set 28 days later.

Fleurets were instructed by the tenant to find an operator to take assignment of this fitted site in prime position on The Broadway in Wimbledon.

Despite challenging trading environment, we received strong interest and agreed a deal at the guide premium after a matter of days. Although the deal aborted, the property was quickly under offer again to another multi-site operator and the assignee will shortly start fitting out.

Our client had planning refused instructed Fleurets to market the property having been closed for over a year the premises licence had been surrendered. Sale was quickly agreed with a London buyer they did not hold a personal licence but we put them in touch with a company experienced in licensing matters who got them their personal licence and a new premises licence. This is an excellent example where Fleurets were able to sell a challenging closed public house.

Freehold sale on behalf of administrators Cowgills. The Manor of Walworth is an imposing historic building in the hugely improving area of Elephant & Castle. The property was put to the market without the benefit of trading accounts however due to the location and presentation of the property there was significant interest from licensed trade buyers, developers and alternative use buyers. Despite the sale process being curtailed during the pandemic we were able to run a best and final bids deadline and the property was sold at the original guide price.
