Drive Thru Site, Weston Super Mare

The freehold sale of a prime drive thru opportunity on major arterial route into Weston Super Mare. Freehold marketing resulted in significant competition for the site and a sale to Tim Hortons.

Weld Blundell, Formby

The Weld Blundell in Formby was a 2 acre site in a main road position. It was sold for in excess of the asking price for development as a Shell Petrol Station with integrated Spar store and a drive through Starbucks.

Prince of Wales, Woolavington

On the recommendation of Pegasus Planning Consultants Fleurets were instructed by Box Property Group Limited to provide a written Expert Report addressing the ongoing economic viability of a closed public house where a planning application for change of use to a convenience store and residential development had been refused. The refusal was appealed and planning permission granted.

Full Moon, Wotton-Under-Edge

Consultancy advice and written Expert Report provided to Woodbourne Homes to support a planning application for residential development. Our work included the provision of an Expert Report addressing the ongoing economic viability of the public house and the review of reports submitted on behalf of both a local community group and the Local Authority. Planning permission granted.

Papas, Scarborough

Fleurets sold this very large, somewhat obsolete pub on a main road site, occupied on a long leasehold interest with restrictive covenants. It was sold to developers with KFC and Costa lined up as the end users.

Star Inn, Bentworth

East Hampshire District Council had received a planning application for conversion and development works of this closed public house to provide a bar/café and four residential dwellings. Fleurets were instructed to provide valuation advice to the Council to assist with their consideration of the planning application.

Brazen Head, Marylebone

Fleurets acted on behalf of Westminster City Council advising on whether the property had been satisfactorily marketed and whether the pub remained viable, including reviewing the marketing report prepared by the applicant who was seeking change of use from public house to an art gallery and office. The upper floors had already been sold off and were being converted in to residential flats.

Murdoch's Diner, Calcot

Fleurets acted on behalf of the developer and project manager to provide a planning viability report to assist with the proposed demolition and redevelopment of the pub and site for residential use. The pub was closed, boarded and in poor repair having been closed and marketed for several years without success. The applicant was successful in securing planning consent.

Holiday Inn, Oxford

Acting for Merton College, Fleurets undertook an appraisal of the tennant’s proposals to carry out major reconfiguration and extension works to the 154 bed Holiday Inn Oxford, involving the removal of the existing leisure facility to add 64 new letting bedrooms.

Travelodge, Manor House, London

Acting for a private owner Fleurets marketed a hotel development opportunity close to Manor House tube station in north London, culminating in agreeing a lease with Travelodge for the development of a new 140 bedroom hotel.

Hoeford Inn, Fareham

Acting for an national pubco this closed main road pub on a 0.5 acre site, was sold to Futurepath Childrens Nursey operator. Its prominent roadside position and proximity to several business parks ticked all the boxes and a deal progressed without planning for change of use.

White Hart, Robertsbridge

A closed pub on a 0.21 acre site, sold on behalf of FRP Advisory. A small but prominent site attracted a lot of interest including competitive bidding and an unconditional sale was agreed.

Harcourt Arms, Stanton Harcourt

An off market sale at the peak of lockdown. Our client had invested c.£2.5 million in creating an award winning pub and restaurant, alongside 10 letting bedrooms. Direct approaches resulted in multiple bids and a sale well in excess of the guide price.

Former Brunswick Club, Bristol

Fleurets represented the vendor at a Planning Inquiry, to successfully obtain B1 planning consent. We then sold the freehold to a London based developer who will put office and studio space into the building.

Spring Meadow, Droitwich

Fleurets acting on behalf of the purchaser and developer provided a planning viability report as evidence in support of a planning application for the demolition and permanent extinguishment of the public house use and development of a residential care and retirement home. The pub was closed and boarded and in disrepair at the time of the application. The applicant was successful in securing the desired planning consent.
