The leisure sector is constantly evolving and consumer demand and dynamics are ever changing on our high streets. An adaptable space, in an urban area, that offers multiple occupier opportunities: This is what we call Urban Markets.

Our Urban Markets team has unrivalled knowledge of our town and city centres, combining their sector knowledge and vision to assist owners and operators in creating places and maximising a property’s potential. Acting on behalf of some of the most exciting new entrants to the sector, alongside established brands, we offer a tailored approach to both landlords and tenants, to maximise returns and assist on sales, lettings and acquisitions.

Carousel, Huddersfield

We acted on behalf of landlord Matt Clark, whose Activ Leisure company runs a number of bars including Imaginarium wine bar and XO nightclub in Lincolnshire, and in association with John O'Donaghue as the outgoing Tenant who developed Carousel as the largest high street Bar in Huddersfield on the success of the brand in Lincoln.

Dip & Flip, Wimbledon

Fleurets were instructed by the tenant to find an operator to take assignment of this fitted site in prime position on The Broadway in Wimbledon.

Despite challenging trading environment, we received strong interest and agreed a deal at the guide premium after a matter of days. Although the deal aborted, the property was quickly under offer again to another multi-site operator and the assignee will shortly start fitting out.

Portsoken Pavilion, Aldgate

The City Corporation of London instructed Fleurets to find an operator for this unusual Pavilion between Houndsditch and Aldgate in the City of London. Due to the location and source of funding for the original construction of the property the remit was to source not only the best operator and rental bid but to attract interest from those who had an element of social enterprise to their offer to bring a social benefit to the local community and area. Despite footfall to the City still recovering post pandemic, interest levels were excellent with over 10 proposals received.

Shepherds Restaurant, Westminster

Shepherds was a well-known restaurant in affluent Pimlico frequented by politicians and local business people. The restaurant was put to the market to let on a fitted basis in the months prior to the pandemic. Interest levels were excellent and we agreed a deal significantly in excess of the guide rent. The deal became abortive and during the pandemic Fleurets successfully found another multi-site operator to take a new lease and the property is due to re-open as a high quality Italian restaurant.

The Coconut Tree, Gas Street

Off market acquisition for our retained client The Coconut Tree. The transaction comprised the simultaneous surrender of the existing lease and agreeing a new lease with the landlord. This is The Coconut Tree's ninth site and Fleurets' sixth transaction with the company. The group's aim is to bring Sri Lankan food to the UK and have won numerous awards and accolades along the way. Fleurets continue to advise The Coconut Tree on their ongoing acquisition strategy.

Fleurets were instructed by the landlord to negotiate a renewal of the lease for this restaurant, which is located in a prime position in Hitchin town centre. We were able to achieve a rent in line with pre-pandemic values and also agreed the surrender of valuable residential accommodation back to our client.

Instructed by a local authority to secure a suitable tenant for a multi-million pound development of a new beach side bar/restaurant overlooking the sea. Via our extensive networks of local operators we were able to secure terms to a private multiple operator with the venue opening early 2022.

Acting on behalf of Adur District Council we completed a letting to Boxpark Developments Ltd, involving planning permission to convert the former council toilet block on Shoreham Beach Green. The plans included a split level cafe-restaurant with a roof terrace, public toilets/beach facilities and vast community space for up to 90 people.
