Consultancy services are for when you need expert advice to help resolve an issue or make a decision. It can involve providing Independent Expert Reports to assist with litigation, court proceedings or negligence claims, but it can also involve advice on a planning application, the potential for a sale & leaseback, an exit strategy or acting in a third party capacity as Expert Witness or Arbitrator. Our work

Prince of Wales, Woolavington

On the recommendation of Pegasus Planning Consultants Fleurets were instructed by Box Property Group Limited to provide a written Expert Report addressing the ongoing economic viability of a closed public house where a planning application for change of use to a convenience store and residential development had been refused. The refusal was appealed and planning permission granted.

Full Moon, Wotton-Under-Edge

Consultancy advice and written Expert Report provided to Woodbourne Homes to support a planning application for residential development. Our work included the provision of an Expert Report addressing the ongoing economic viability of the public house and the review of reports submitted on behalf of both a local community group and the Local Authority. Planning permission granted.

Burleigh Court Hotel, Stroud

Provided valuation advice in connection with the acquisition of this 18 bedroom Georgian Hotel located in the Cotswolds.

Las Iguanas, Sheffield

Following the Administration of Las Iguanas Fleurets provided strategic advice to the Landlord that led to the reletting of a fitted unit in the middle of the pandemic to Wagu Steak restaurant operator Shoot The Bull.

Star Inn, Bentworth

East Hampshire District Council had received a planning application for conversion and development works of this closed public house to provide a bar/café and four residential dwellings. Fleurets were instructed to provide valuation advice to the Council to assist with their consideration of the planning application.

Brazen Head, Marylebone

Fleurets acted on behalf of Westminster City Council advising on whether the property had been satisfactorily marketed and whether the pub remained viable, including reviewing the marketing report prepared by the applicant who was seeking change of use from public house to an art gallery and office. The upper floors had already been sold off and were being converted in to residential flats.

Murdoch's Diner, Calcot

Fleurets acted on behalf of the developer and project manager to provide a planning viability report to assist with the proposed demolition and redevelopment of the pub and site for residential use. The pub was closed, boarded and in poor repair having been closed and marketed for several years without success. The applicant was successful in securing planning consent.

Blackwell Grange, Darlington

Fleurets advised the local authority as the owner of Blackwell Grange Hotel in Darlington, in respect of the rent review and possible lease restructuring on this Grade II listed 108 bedroom hotel.

Holiday Inn, Oxford

Acting for Merton College, Fleurets undertook an appraisal of the tennant’s proposals to carry out major reconfiguration and extension works to the 154 bed Holiday Inn Oxford, involving the removal of the existing leisure facility to add 64 new letting bedrooms.

Premier Inn, Watford

Fleurets provided rental advice and negotiation assistance to a private investor client in relation to the 105 bedroom Premier Inn Watford, successfully securing a materially increased rental income and agreeing long term restructured occupational lease arrangements.

Premier Inn, Barking

Fleurets provided lease advisory services, including rental advice and negotiation assistance, to a private investor landlord client in relation to the 88 bedroom Premier Inn Barking.

Draycott Hotel, Kensington

Provided rental advice and negotiation support to the tenant in relation to this 35 bedroom luxury boutique hotel.

Mailbox, Birmingham

Following M7 Real Estate’s acquisition of The Mailbox and subsequent listing on the International Property Securities Exchange (ISPX) in May 2021, Fleurets were appointed to source new leisure and wellbeing tenants, to complement the existing tenant mix. The development boasts a waterside setting, with exciting plans to attract new occupiers to the scheme.

Upham Pub Company

Acquisition advice to CBRE Global Investors in respect of a portfolio of 14 freehold public houses, in a deal of c.£19,000,000, let on the basis of new 125 year ground rent leases to Upham Group Plc.

Seafood Pubco

Acquisition advice to CBRE Global Investors in respect of eight freehold public houses, in a deal of c.£5,000,000, on the basis of new 125 year ground rent lease let to Seafood Pub Company Ltd.

Project Tavern

Following the acquisition of the Tavern portfolio by Tavern Propco, advised and managed by Davidson Kempner Capital Management and Global Mutual, Fleurets successfully forward sold 24 assets raising £68.2m.

British Land Investment

Valuation advice to Aprirose in their acquisition of 45 pubs let to Spirit Pub Company, a circa £130m transaction. The vendor was British Land. The properties spanned the UK including: Brighton, Middlesbrough, Newcastle, Nottingham and Twickenham.

Spring Meadow, Droitwich

Fleurets acting on behalf of the purchaser and developer provided a planning viability report as evidence in support of a planning application for the demolition and permanent extinguishment of the public house use and development of a residential care and retirement home. The pub was closed and boarded and in disrepair at the time of the application. The applicant was successful in securing the desired planning consent.
