The Ram, Hadleigh

Situated within the Town Centre of Hadleigh, Suffolk, the Ram was sold on behalf of a corporate client.

The property received a significant level of interest from experienced operators, first time buyers and those looking to convert to an alternative use.

The buyer plans to refurbish and reopen as a pub/restaurant within the coming months.

Builders Arms, Teddington

The Builders Arms is located in the affluent and highly desirable London suburban town of Teddington which was voted "the best place to live in London (2021)".

It is an attractive Victorian end of terrace corner public house located on an attractive residential road, only a five minute walk from the High Street and approximately ½ mile from Teddington in one direction and the River Thames in the other.

Fleurets have sold the freehold interest to a local resident who intends to reopen the pub after an investment to recreate a busy local community pub.

Confidential, Greater London

Fleurets were instructed by a well-known pub company to dispose of a freehold asset, located within Greater London. The marketing plan involved speaking to named parties with information about the pub being provided upon receipt of a signed non-disclosure agreement. Instructions to start the process were received in March, an offer was accepted in April with an exchange of contracts in May and completion last week and within the agreed timescale. As such the project was completed within 3 months from initials conversations to key handover.

Eight Bells, Hawkhurst

Acting on behalf of private clients, Fleurets secured a lease assignment to Lakedown, a craft beer brewery based on Roger Daltrey's Sussex estate. Lakedown's first pub, the Eight Bells is delightfully situated in this affluent small town in the Kentish Weald and will continue to feature quality local produce on its menus, to compliment their excellent drinks range.

Sole & Heel, Norwich

The Sole & Heel was a two storey property which with a trade area presented in reasonable condition. Fleurets were instructed in January 2024 to find a buyer for the freehold property and 22 viewings took place in February. A sale was agreed to a local multi-site operator who completed the deal within four weeks of agreeing terms and who plans to extend the building.

This roadside site on the busy A27 is owned by the Firle Estate and we assigned the leasehold interest on behalf of the existing tenant to a multiple operator.The pub attracted a lot of interest from a wide range of parties. The pub is currently closed but an extensive refurbishment plan will start shortly.

Anchor Inn, Hartfield

This 15th century Inn in the village of Hartfield, East Sussex closed suddenly on 2nd April .We were then instructed by the owner to find a new tenant. We made contact with known and skilled operators and 2 months from closure and 4 weeks after agreeing terms it was let to Wingrove House who own Wingrove House, Alfriston and recently bought the freehold of The Foresters, Fairwarp which we sold to them on behalf of Hall & Woodhouse.

This public house is located on a prominent corner position in central Brighton which attracts over 8.5 M visitors a year. Fleurets marketed the freehold interest of the closed pub, during which time it generated a number of viewings with a wide range of offers received. The property completed to Moretons Investments, who will be looking for a tenant to bring the pub back to its former glory after a substantial investment.

This public house was sold in a confidential sales process by identifying specific parties as potential purchasers. As an open and trading site, conducting this disposal off market allowed trade to continue uninterrupted. This public house is located within the idyllic setting of the fishing reservoirs within Marsworth. It had scope for expansion with past planning permission gained for growing the trading areas. This freehold was sold for continued use as a wet led public house, with the benefit of a substantial outdoor trading space and a large car park. The freehold of The Lock Tavern was purchased in a competitive bidding situation in an administration sales process. It is a landmark site in busy Camden Town known for its famous music gigs held by Amy Winehouse, Adele and Florance + The Machine. This acquisition was handled by Elysia Wilson-Gunn in the London Office on behalf of our client McMullen & Sons to add to their Managed Estate in London.

Cock Inn, Wivelsfield Green

Having sold the Cock Inn, Nr Haywards Heath, East Sussex to a couple in 2017, Nick Earee from our South office remained in contact and watched this great community pub thrive. Nearly seven years later he went on to act on their behalf to secure the freehold sale. During its time on the market, Fleurets approached a number of operators that the pub may be suited to with it finally completing to Trust Inns, joining their growing portfolio.

Blue Lion, Clerkenwell

With the lease expiring and the freeholder owners needing a flexible letting option allowing them to potentially take control of the property after a year. We provided rental and lease structure advice followed by successfully marketing the property and finding a tenant via a competitive bidding process. The property was let on a five year tenancy with a one year rolling break clause.

The Crown Inn, Bredbury

The previous owner was thinking about selling but was nervous about the process, so their accountant suggested having a conversation with Fleurets. When the vendor requested a confidential sale, off market approaches were made to some retained clients and this generated some interest. A sale was eventually agreed and The Crown Inn was acquired by Red Oak Taverns in April 2023.

Allen's Bar, Great Yarmouth

Allen's Bar was a three storey property which presented in a poor state of repair having closed for trade in mid 2023. Fleurets were instructed to find a buyer for the freehold building and ten viewings took place between July and November. A sale was agreed in December to a local operator who has exciting plans to redevelop the building and business.

A substantial gastropub with 10 letting rooms and outside trade areas for 200+ in a country lane on the outskirts of Tonbridge, the Carpenters Arms was a well-run independently owned business benefitting from long term investment and improvement. It was identified as a suitable target and acquired for Young's in a confidential transaction through our long-standing relationship with the vendor.

The tenant operates the property in Nottingham city centre under a leasehold interest expiring in April 2026 on a 10-year lease. This tenant bought in the freehold interest, which was owned by the Landlord, Tavern Propco. The transaction was handled by Elysia Wilson-Gunn in the London Office.

Acting for The Cloudesley Charity, this investment sale attracted seven bids at the bidding deadline. Fuller, Smith & Turner PLC were the tenant with 11 years remaining on the lease at a rent of £80,000pa. The asking price was £1.5m (5.03% NIY). In excess of this was achieved with Fullers buying in the freehold interest. The transaction was handled by Elysia Wilson-Gunn in the London Office.
