Fleurets is recognised as a lease advisory expert in the leisure property market. Operating on a nationwide basis, involving rental values of thousands through to millions of pounds per annum, representing both landlord and tenant client’s that include institutional, corporate and independent parties across the landlord and tenant, lease renewal, rent review and lease restructuring fields.
Our expertise covers the leisure property spectrum and extends from central London luxury hotels and major branded budget hotels through to regionally located independent coaching inns, traditional public houses, bars, restaurants, experiential leisure and includes exposure across the leisure property sub sectors. Our team frequently act as Expert Witnesses in third party expert and arbitration disputes and several members of our senior advisory team are on the RICS President’s Panel of Independent Experts and Arbitrators in dispute resolution.

Blue Lion, Clerkenwell
With the lease expiring and the freeholder owners needing a flexible letting option allowing them to potentially take control of the property after a year. We provided rental and lease structure advice followed by successfully marketing the property and finding a tenant via a competitive bidding process. The property was let on a five year tenancy with a one year rolling break clause.

Raven, Tower Bridge
Fleurets provided letting advice on the Raven which had been closed during the pandemic with the keys returned to the landlord and the bar stripped out. Whilst not marketing the property we agreed an off market deal with a rental uplift to multi-site operators, Pulse Developments. The property is now well invested with iconic fittings including the original Horseshoe Gold Bar servery from the Hospital Club, Soho and the psychedelic Missoni Carpet.

Sixes, The Mailbox
Acting on behalf of the landlord, Fleurets has negotiated a new lease to Sixes, an experiential cricket concept. This was the group's fourth site, opening in a prime site, overlooking the canal in The Mailbox. The world's first social entertainment cricket venue, this is a new experiential leisure venue in Birmingham, with the group planning further expansion. Fleurets advised the owner of The Mailbox on the new lease, resulting in a new arrival to the city.

The ongoing instruction involved negotiating with landlords across an estate of c35 late night bars and night clubs. The resolutions reached with landlords have assisted the group to survive the pandemic resulting in no permanent closures.
