Fleurets Presents The Phoenix - Historic Community Pub with Living Accommodation and Outdoor Terrace

Leisure property specialists Fleurets have been appointed as agents to let the Phoenix in Old Dover Road, Canterbury.

The pub is within half a mile of the city centre, the Kent County Cricket Club's St Lawrence ground, Kent & Canterbury Hospital, Christchurch University and Canterbury East train station. In a predominantly residential area and on a busier road into the city it is well placed to attract passing trade and continue to serve the local community it has done for well over a century.

The Phoenix has internal bar and dining areas with a capacity for around 40 covers, a trade kitchen and living accommodation with 4/5 bedrooms. There is a customer car park and outside terrace with capacity for around 30 customers.

Acting on behalf of a private landlord, this traditional community pub is being offered at nil premium, free of all trade ties and with a very reasonable guide rent of £25,000 per annum.
