Press Release
Leisure property specialists Fleurets has brought to market The Witch & Sow, an historic village pub located in the delightful West Northamptonshire village of Guilsborough.
Formerly known as The Ward Arms, The Witch & Sow is a substantial detached village pub, partly thatched and rich in character. The property offers flexible internal trading areas, two attractive external trading spaces and spacious four-bedroom owners' accommodation above.
The building combines an older thatched section with a later brick-built extension and includes a converted barn to the rear, providing a versatile function or games room. Externally, the pub benefits from a large, enclosed courtyard, a further garden area and additional storage buildings.
The property is available on a new free-of-tie lease, with a guide rent of £40,000 per annum.
Andy Tudor, Divisional Director at Fleurets Midlands, commented: "The Witch & Sow presents an excellent opportunity to reintroduce a well-known village pub back to the heart of the Guilsborough community. Having been closed since 2024, the property offers incoming operators the chance to put their own stamp on a substantial, character building with flexible trading areas, strong external space and generous living accommodation, all available on a free-of-tie basis."
The property is currently closed. Viewings are strictly by appointment only through Fleurets Midlands Office. Interested parties can contact the office at 0121 236 5252 or via email at Midlands@fleurets.com.
