The Wellington Pub Company owns the largest free-of-tie pub estate in the UK with approximately 800 tenanted public houses.
The properties are spread across England and Wales set in rural, suburban and town centre locations. There are a variety of business styles from traditional village community inns to destination food venues and properties with letting rooms.
As a lessee of the Wellington Pub Company you will be running your own business and will have the freedom to plan, operate and select your preferred brands from your chosen brewer or wholesaler without any interference from Wellington.
Wellington Pub Company’s standard leases are normally for a term of 20 years (longer terms may be negotiable on those properties requiring capital investments).

All viewing appointments must be made through the Fleurets office responsible for each of the property lettings. Interested parties are welcome to visit the properties as customers although direct approaches to the pub staff or current operators must not be made.
Required Capital
Applicants must have sufficient capital to cover the purchase of the trade inventory, stock, glassware, one quarter’s rent, insurance, legal fees and working capital. The amount of required capital is shown in the individual letting particulars.

I want a restaurant, not a pub?
The business model need not be for exclusive pub use because the free of tie lease allows the property to be traded as a mixed bar/restaurant business, however if you require 100% restaurant format planning permission for change of use would be required.
What does free of tie mean?
Free of tie means you are free to buy all products that are for sale from any supplier you wish. As a lessee of the Wellington Pub Company you will be running your own business and will have the freedom to plan, operate and select your preferred brands from your chosen brewer or wholesaler without any interference from Wellington.
How long is the lease?

Why is there no trading information available?
Each of the properties has previously been leased out by the Wellington Pub Company and, in the majority of cases, they are being kept open by the current tenant or a public house agency until they have been re-let. Can I sell my lease?
